Tax implications of gift between non married couple

Just looking for some advice regarding gift tax between my fiancé and myself.
We got loan offer for a mortgage today for building a house on a site that he inherited from his Dad. The bank wants us to put the site into both of our names however I think there will be tax implications if I am "gifted" half of this site before we are married (wedding is in November) The site was valued at €85,000 if that helps. Any advice would be great!

Tax advice on property is banned on the forum as you cannot rely on advice that if incorrect could run to thousands of euros in penalties.

    Seek professional advice.

    Your gut feeling is correct.
