County Council development levies

    Firstly, the answer to this is probably obvious!

    We are looking to build a new 2500sqft house behing an old cottage we bought, knocking the cottage after as we will live in it during the build.
    We had an informal chat with council and they say it shouldn't be an issue in principle.

    I'm building in Meath so most concerned about their policies on this obviously!

    So we will probably be hit with the council development levies on the new build which will work out at about 13k. Own well and waster treatment system.

    Is there any plans to remove this levy seen as we are all supposed to be paying property tax now?
    Isn't this a double taxation?

    I wont be holding my breath waiting for them to remove the upfront development levies.

    Property tax is for the running of the local authority, the levy is for the connection into the services that they control and for the effective use of those into the future. It all goes into the one pot but they are not going to reduce any of them

    I don't suppose you know if we will have to pay the fee on the full 2500sqft?

    The existing cottage in 800sqft but we will knock this after new house is built behind it.

    For example, would we charged this way:
    2500-800 = 1700 * cost per square foot.

    you generally pay for the new works with a credit for existing so your 1700 sq ft would be correct.

    So they will give us the 800 credit even though we will be completely knocking it afterwards? (new 2500 will be further back on site)

    Ok so I'll get a ~31% discount on the contribution.
    2500/800= 3.1 * 100 = 31%

    (12k / 3) * 2 = 8k total contributions.

    Better than a kick up the behind I suppose! :D

    Are you sure your contributions will be that high? Usually the biggest portion of the contributions is for connection to the public water and sewerage. If you are providing your own well and sewerage treatment you should not have to pay this. I am in Clare and my contributions were only €500 because I was only paying for "amenities". Check what other applications like yours have had to pay.

    I just had a look at a planning application in Meath - €4650 for roads and €4162 for social infrastructure. Is that normal in Meath ? The council provide absolutely no facilities in our area but they don't demand a fortune either.

    Yeah because the house size is greater than 200sqmt it falls into the 52.30 per square meter cost, that's about 12k for a brand new house on green field site with no services.
    Of course I'm going to agree that the costs seem hight!

    €4650 for roads, what's our road tax for in that case?
    €4162 for social infrastructure, what exactly is this? Public Libraries and parks perhaps? If so then I cant really argue against this. As long as that money is put aside for those amenities and not lining of pockets of overpaid civil servants on 35hr working weeks with coffee breaks galore!

    I could go on a rant...but I wont! Oh wait, maybe I did go on a little rant?! Ooops.
