Thatched property

    Hi
We are looking at a site (1acre) which currently has a very dilapadated thatched cottage on it. The existing structure is very close to the road but we would like to build a house on another part of the site more set back from the road.
Someone has said to me that you cant knock a thatched property. Is this true? The existing property the roof is nearly completely gone and would be uninhabitable.
I have looked online and it's not listed as a protected property,
Other properties in the village are listed but there is no mention of this one.
Would we have to rebuild or repair the existing property and reinstate the thatch?

as per bryan chat to a local arch. most thatch cottages are protected in one way or another. i have worked on 2 and they are very expensive types of properties to own, maintain and insure

Indeed, but one of the last bastions of thatch in our locale - one of only 2 - finally threw in the towel this year and re-roofed it with slate.

Too much maintenance, cost, insurance etc etc.

Only 1 left in the village now, and it's on it's last legs. It is also protected from a heritage point of view, but when it collapses in that's the end of it. The cost of remediation would be enormous.

“And my existence, while grotesque and incomprehensible to you, generates funds to the exchequer. You don't want to acknowledge that as truth because, deep down in places you don't talk about at the Green Party, you want me on that road, you need me on that road. We use words like freedom, enjoyment, sport and community. We use these words as the backbone of a life spent instilling those values in our families and loved ones. You use them as a punch line. I have neither the time nor the inclination to explain myself to a man who rises and sleeps under the tax revenue and the very freedom to spend it that I provide, and then questions the manner in which I provide it. I would rather you just said "thank you" and went on your way. Otherwise I suggest you pick up a bus pass and get the ********* ********* off the road”
