Fixed-tenancy lease and implications of property being sold

    Hi all,

    In a fixed tenancy agreement, what are the implications of the property being sold before the fixed-term tenancy ends? I guess the tenant can stay until the end date and can only leave with agreement between the landlord and the tenant.

    Legally they cannot be made to leave before the term expires, as the Section 34 of the RTA isn't applicable to fixed term tenancies. however, they could negotiate further conditions that would benefit both parties.

    Just on that though, they can serve you notice if you have breached the lease in any way - so have a very very thorough read of it and make sure you've adhered to everything.
    Watch out for little things like washing windows, upkeep of the garden, make sure no rent was late etc etc
