    Hi,
I am looking to buy a house which is old and I plan to renovate. There is an issue with the house however as a few years ago the farm and surrounding fields were sold off. The septic tsnk for the house is in the neighbouring field and not within the current boundry of the house. The septic tank will need replacing with the new eu regs and so I would expect to bring the septic tank within the boundry of the house then. Is there any way the bank will grant a mortgage for this house. Does anyone know of how to get arround this or what we might do?

The existing house would need to have enough ground to fit new tank and percolation area.

COP (Code of practice) does not strictly apply to existing houses, but if site has enough ground much the better.

I would bet the bank manager understands this problem.

Check with planning authority - local Site Assessor etc.

What you outline is common enough ( systems outside boundaries )

Thanks palerider. In the process of trying to engage wirh the solicitor and bank. Hopefully we can sort something. Once we have an idea from solicitor we will hav someone assess the site and ground for suitability for new septic tank.

It might just be set up that way,get your solicitor to look over all the information on the property,
