Leaving Lease before end of the term

I took out a 1 year lease on an apartment. Due to unforeseen circumstances I may have to move away from the area. What are my options? Do I have a right to sub let it until the end of the agreement. Or if I tell the rental company and they get a suitable tenant will they let me off with the rest of the year.
