How can I find out the owner of a property?
It's in an apartment block and nobody is living there at the moment.

    Do a land registry search.

I just checked mypropertytitle.ie and there's no registration information for this block of apartments. There is name of person taking out a lease on one in particular but no contact information.

All the apartments were leased by company under directorship of Dominic Fagan

Since compulsory registration was introduced, I would expect many relatively recently built apartment blocks to be registered in the land registry, although this may not necessarily be the case. If it is registered in the land registry, there will be a folio number and if you take up a copy of the folio, you will see the name and address of the registered owner.

If it is a registry of deeds title, best of luck trying to find it. It won't be as easy.

If the property is now vested in a receiver, then the registered owner will no longer be in a position to deal with the property.

The problem I have is with the following
Lease dated the 13-APR-1998 from X X Limited to
X, X of the part of the property no.2 edged RED and numbered 26 on the plan thereof on the Registry Map(O.S.XXX/X).
Term: 500 years from 01-JAN-1997 rent the amount as specified in said lease
Note: The title to this Lease is registered on Folio XXXXXX.

'numbered 26' doesn't correspond to the current number of apartment and I don't see any numbers on a map from land registry.

How could I obtain the 'Registry Map (O.S.XXX/X)' or is there easier way of translating the plan number into apartment number rather than buying every single folio?

It isn't likely that a plan number would correspond with the number on the door. I don't have the full details in front of me, so this could be wrong, but it sounds like you are saying that plan 26 is what you want.

The correct plan is usually identifiable from the online map. This tends to save the cost of taking up a certified copy. If a certified copy map is required, it can be taken up for €40. I would suggest that if you think that you have the right property (plan number) that you should telephone the Land Registry's information section before you spend much money. The Land Registry staff are very helpful.
