Extending but leaving less than 25m2 - possible?

    I'm looking at buying a small house with small garden. It needs something by way of extension to make it work but there's barely 25 sq m of rear garden to begin with.

    I know Permitted Development rules wouldn't allow extending into the garden space such as to reduce it under 25 sq m but what's the story with planning permission? Is it possible to get planning for such a thing or would it be ruled out automatically on the grounds of reducing open garden to under 25 sq m?

    No it would not be ruled out automatically. ... but, that restriction is there to protect against sub standard development.

    I'd suggest getting draft sketches and having a pre planning meeting.
