DO we pay VAT for self build?

    Just wondering if anyone can help me? I am wondering do we pay VAT for materials bought for our self build? Just something in my head tonight has me thinking we shouldn't be... Going direct labour if that's any help?

    you pay vat on materials and also vat on labour. as the end user you should pay vat on everything and in reality you will pay vat at a higher overall rate than a non self builder who pays a builder 13.5% on materials and labour supplied though him whereas you will pay 23% on materials supplied that are provided by you to the trades

    Yes you do- and on materials etc at the higher rate of 23%

    If you were in the UK though you wouldn't. ....

    you are probably referring to this

    which is for renovation/extension/upgrade works rather than a complete new build and has an upper limit 13.5% return on €30,000 + VAT spent before the end of 2015.

    There's no reason why anyone doing renovation/extension/improvement works shouldn't avail of this.
