house plans for planning v detailed plans for building

    A quick question. Not really looking for people to tell me I should go with an architect from the start - this is just making sure I know what all my options are before starting...

    Q. Can you get someone to draw up house plans for a planning application, but then get someone else to do up the detailed plans for builders if/when planning is approved?

    Is this something you need permission for? (e.g. to do with copyright of the original design?)

    Are architects/engineers willing to take on this kind of work? (either just doing the first bit or just doing the second bit...)

    Yes it's 100% possible.
    It happens all the time.

    Once planning is obtained, any decent technician will pass on his digital drawing files to whoever the home owner engages to design it structural or is overseeing the works and signing off in it.

    Happens all the time.. The drawings made for planning didn't account for current regs, adequate floor to ceilings, service cavities, insulation zones, ventilation systems, mech rooms, flues, etc etc

    Question: If the designer knows s/he is only doing the planning drawings, why would s/he take the time to consider the building regs or the dwellings constructability?..

    Yes its no problem, our architect sent the digital drawings direct to our engineer!!

    And the construction drawings must be submitted with commencement notice by design certified who must be architect or chartered engineer. Can't be a draughtsman or arch tech

    Assuming the extension is over 40 sq. m or if it's a new build.
