Where to start

    Hi folks. Just looking for a small bit of advice. Hoping to build close to home house in the future and haven't a clue where to start.
    There's some land, with three houses already on the road but plenty of room behind all houses, some of it flat but a lot of it is hills and the bit left at the road is a field that's rocky and below the road.
    First off, how should I find if there's a viable site there? Who should I approach first? Bank? Planners? Site (if there is one) will be free.
    Also, how long will it all take? And is there anything I should be doing now, as in opening a gate even though the field is below the road.

    first you engage a local architect / architectural technician / engineer who has vast experience with planning applications in your area to look at the potential sites with you. Some if not most will do this initial consulatation FOC or charge a small nominal fee.

    after that you will have a clearer path... which should include a preplanning meeting with a planner.
