Side extension to front of house

    sorry if in the wrong section just want a few tips/advice re our semidetatched corporation house, similar to those in drimnagh, whitehall, donnycarney etc It is on a turn in the road so might have some leaway at the side where the sidegate is I really need more space essentially. I have no clue how to go about where to start on this planning permission, builder, architect, surveyor engineer who comes first? do you get a free quote? All a bit overwhelming when you don't know. I need someone to look at our house and see what can be done for freeing up a bit more space. Our house is 850sqft and already has a kitchen/bathroom back extension I can't go out any further or I'll have no back garden. My Mam lives with us now so all the stuff from her 3 bed is being hauled up to Dublin getting a bit cramped.
    We were going to move to a 3 bed for more space but with prices the way they are I'm not sure now, we are thinking maybe try and make do with what we have it will only add value to the place in the future anyway. So our options bar moving which would be stressful for us at the moment would be
    1. Build to the side of house a little bedroom/study or 2. see if we can put an extension on the attic I have never been up in the attic but hubby can just about stand so a conversion is out the landing is tiny too basically two bedrooms and a bathroom with the attic or option 3 wait for house prices to balance off again and the madness to stop a bit :rolleyes:

    As above architect first.
    not sure if it applies to you, but you must keep 25% of your back garden when building. I spent years trying to get planing permission to build on the back of our house and kept getting refused over this, even though our garden runs along the side of the house.

    As for attic conversions, they can not use the existing joists as ceiling joists are not rated as floor joists, they are required to run beams, usually steel rsj's to the outer walls so they can eat into the height a bit.

    Thanks will post in Dublin thread too didnt know that about the 25m2 part of your garden. Have to have a long talk with other half on what we will do if we do decide to stay I need to get other parts of the house done too ie new kitchen, bathroom suite painting but the structural/planning permission is the most important to get sorted first of all. No harm getting someone round to check it anyway. On the off chance how much would it cost for someone to have a look is there a call out fee or only if they decide to work on it? Just want to get all the research sorted first. Haven't a clue how much an architect would cost some are crazy expensive (saw some of them at ideal home) but I guess price of one, a builder, permission, surveyer labour, materials and the rest will always end up cheaper than a 3 bed near us that you will probably end up changing yourself anyway.

    you may only need to keep 25m2 of a rear garden if going for an exempted build.
    If you are going for planning, then the size may be reduced, i have seen it in the past, but best bet to ask your agent to check with the LA and the planner for the area.

    Thanks for all the advice think if I could do it I would have to build to the side at the front or extension on roof. Maybe combined, it's a corner house widest at front/side 103m/8.5ft pointing to narrowest at side gate to 64m/5.5ft. If I could get a small side extension there even better if I could get it built up to a second story then wouldn't have to go messing with the attic. Probably describing it weirdly but not really feasible to build out the back anymore as I don't want to lose the tiny bit of garden I have.
