mapping and registering land - survey pricing

    Been contacted to survey and prepare registration maps for a large plot of land - nearly 300 acres with various roads etc internally to be picked up also. Now I'm usually only dealing with sites and the odd field of 10 acres or so but this is a whole other ball game.
    Anyone with experience of buying in such services or carrying out such works have an idea of what it should cost?
    I will possibly sublet the survey works but anyone have any experience of such tasks?

    Mick you need to sit down and thrash out exactly what specification you're going to send to anyone you'll be contacting to do survey works for you. Depending on terrain, vegetation, tree cover, phone signal, weather etc. etc. you could be a week or more picking up even the most basic data for that amount of land.

    You need a digital OS Map, and you should carry out a GPS based survey using the same coordinate system. PRA Maps are set up in ITM grid, and you'll need to state that specifically when buying your mapping.

    As far as cost is concerned, it's hard to say. Some of the bigger companies would probably throw multiple crews at that size job which will be more cost and time effective, but you'll need to provide a tight survey spec to allow for the best possible price.

    The first question to ask is does it all need to be surveyed, or will the mapping give you most of the information you need, meaning that the survey works can be reduced to just the areas where the roads etc need to be picked up.

    In my experience, the OS Mapping is reasonably good in rural areas, but on 300 acres you're almost certain to hit some anomaly. Generally for PRA Mapping, you don't need a full survey as the OS Mapping is taken as the basis for this, but you should do a desk study of the properties around the area you have to survey to identify any clashes with land that is already registered.

    After you secure your survey price, and the cost of mapping it'll be down to your own time after that, but I wouldn't underestimate this on a piece of land that size.

    Its very open ground anyway so that should help. I don't see a major problem getting the survey works carried out fairly quickly.
    I will be getting the electronic mapping to suit.
    I will need to contact land registry as it seems they require a paper copy to go with any electronic files submitted for registration. Will have to see what scale would be acceptable in this case.
    Getting the price right is the important thing though.
