Cottage - renovate or rebuild

    Looking at a place and trying to decide if it's cheaper to renovate a (1930's?) cottage or to demolish and rebuild by 2014 standards - it's about 90m2 ground area.:confused:

    with flowers in the garden and a lick of paint it could have some character; put a price on that.

    It does have a certain period charm, like some old schoolhouses: especially the windows. Unfortunately those delicate window bars may have a bit of warping...which cracks the glass...just check them for soundness.

    You'd need to get a structural survey to see if the walls, foundations and DPC are sound, and the roof.


    If they are, and the internal layout is usable, then you might as well just "do it up" to preserve the character - and maybe rebuild those fairly grotty flat-topped porch/extensions so that they blend in more gracefully and serve your purposes.

    Add coat of paint and pretty garden as suggested by Phil Lives above - will be adorable!
