Question for estate agents about sub-letting

    Im living in the city centre and every so often im away for between 3 to 7 days. If i was to sublet the apartment out for that period of time would that cause issues. Is that something that estate agents look into?

    What does your lease say about subletting? Chances are it's prohibited because it will be against the lease your landlord has with the management company. There's also the insurance issue.

    Of course it would cause issues;
    Is subletting allowed would be your first hurdle. Majority of leases prohibit it.

    If you are allowed, or you can seek the permission of your landlord to sublet you would have to consider some of the following points:
    Insurance for the subletters and their contents, the insurance for your contents? Would this impact the landlords insurance?
    Who would be responsible for their actions? What legal contracts would you have in place to reflect this?
    If you are out of the country are you contactable in the case of an emergency with the property? The subletters have a contract with you, not your landlord, so you will be the first port of call from them.
    Are you willing to take on the expense of fixing anything they break?
    Your tax affairs (as essentially you would become a landlord)
