Advice for building standalone Muse/Granny flat

    Hi folks,

    I'm hoping someone can advise/guide me in the right direction with the following.

    My mother in law owns an end of terrace 3 bed house. It comes with a long garden (62m x 8.5m), and at the rear of the garden, there is a garage (8.6m x 5.7m). Beyond the garage, is another 5m or so before you get to a wall with a gate. This gate leads onto a laneway that runs the back of the row of houses, and leads onto the main road. The laneway, wouldn't be very wide, I would at a guess, say its about 1.2 cars wide, i.e you couldn't have 2 way traffic. Access to the garden is also possible through the side passage by the main house, so in theory we wouldn't need to walk through the house to get to the garden.

    So we are looking for a solution of using the space available to try and create a separate living area for my family.

    Potential ideas so far:

    1) Knock the existing garage, split the garden in two and build a muse style home. I would obviously require planning permission for this, but I think I might not even get that far, as the road isn't very wide, and I could see issues with fire brigades/ambulances.

    2) Knock the garage, build a single storey building in the same size as the existing garage, ideally I would like it a bit bigger though, so its not smaller than our existing home. It would however remain part of the one "estate" and not have a separate address etc. I guess a granny flat arrangement, but bigger and not connected to the main building.

    3) Convert the existing garage to a proper living area. It already has electricity but no plumbing.

    Can anyone advise what restrictions exist, or what the maximum size building we could build ? or please offer any other suggestions or advice on how to proceed.

    all three option may have their pros/cons but a site assessment and planning will be required with all of them.

    • planning will be the main hurdle. you need to make a case for the granny flat and outline how it will be incorporated back into the house once not its use is not required for the granny any longer
    • look for precedence in the area
    • access and parking will be of interest and 1.2m access lane to a new proposed house will not fly.
    invite an arch on site to discuss options
