Regulations around building in a back garden, Dublin 16.

    Hi all,

    I hope someone can give me a hand here, I'm a complete noob to planning & building regulations!

    A family member has generously offered us her back garden to build a house on. Her house is a detached dormer bungalow with some land at the back and sides, and surrounded by Council Green space (zoned f from the most recent planning maps)

    I'm hoping to visit the Dun Laoghaire Planning office this week for a chat (is this a good idea?), but in the mean time, if anyone could fill me in on any regulations which may make this an impossibility, it would be much appreciated! I know that septic tank proximity is not an issue as there is direct access to a sewer.

    The site is not huge, probably big enough for a 3 bed, but my concern would be around remaining green space after the build. Are there any stipulations here? How close can the houses be? Legally do they have to have separate access?

    Also, is it worth asking the council about purchasing a few feet of land in order to expand the site a little? Has anyone done this before (particularly land zoned for recreation)?

    Any advice you could offer would be much appreciated. This offer has been on the table about 2 weeks so that's the extent of my experience to date :)

    Edit: Actually there is a separate section on page 155 regarding Garden Sites/Corner plots. There is no mention of dimensions/proximities here, do garden sites come under the same rules as 'Private Open Space - Houses', or are they treated differently, as in at their discretion depending on site and plans?

    That is what you need to take up with the DLRCC official - it will be a site specific consideration imo.

    I doubt the planner for the area will be much help without a site layout plan done out to give a rough idea of areas involved.

    What you are trying to show is adequate vehicle parking, private open space, no over looking and sitting in with the character of the area for both houses.

    Then set up a pre planning meeting. If you go in with nothing they will just quite the local development plan section detailing the recommendations for infill housing as described above.
