    Hello

    I converted the attic in my house 3 years ago and now want to sell the house so had to get a certificate for the work. The engineer who done it said that because I put a velux window on the front of the roof I will need to get a section 5 excemption from the council. The thing is there is no back to my roof as it has another house built on the back of it, so the only option was to put the window to the front. Do I still need to get this section 5? Also if I do where would I go about getting plans for the house?

    Be guided by your solicitor in this. S/he and s/he alone should advise what documents you need to complete your sale.

    I know the type of house you are in, theres a few beside my parents estate. A Section 5 is usually confirmation that the works you are about to carry our are exempt. In your case, you have already carried out the works.

    It would be my opinion, that you need Retention Planning Permission for the velux window and converted Attic.

    Is the Attic itself built in accordance with the regs? Fire escape, circulation etc

    Yeah everything else is within regulations according to the engineer,its just the window at the front causing a problem.not sure what to do now, if i go to get planning now off the council they could turn it down. How long does it have to be there before i don't need any permission?

    It doesn't matter how long it's there, it will always be unauthorised development. It could be there 10 years and the planning enforcement section will not persue you, but the works are still unauthorised, and you will be back in the same situation if you try to sell the house.

    Have you got a picture of the front?
