    Hi,

Would anyone be able to give me some advice. I have a property, 6 years old, semi detached. I am starting to get bad damp stains appearing on the walls close to the ceiling in a couple of the upstairs bedrooms. Would this be from a leak in the roof or what could be causing it? If anyone knows anyone in the East Galway area that deals with these sort of issues could you pm me or post here as I have to get it seen to.
    Many thanks

How many people are living in the house OP?

Sometimes perceived dampness and associated mould growth is due to a large amount of internal moisture "generation" (i.e. showers, drying of clothes) and poor ventilation (i.e. not opening the windows enough).

If that's ruled out then as carpenter said you could be suffering from some type of leak. Have you checked the attic for any evidence?

Often the wall plate detail creates a thermal bridge and excess moisture not vented migrates to the junction of ceiling to wall where the wall plate areas cold surface leads to mould
