Tenant issue

    Hi
    If a tenant complains of an appliance not working and landlord gets guy to look
    At same appliance and turns out was tenants mistake caused the issue who should pay for call out

    I'd say the tenant should. But as a matter of goodwill, could you split the bill?

    Can you unequivocally prove it was the tenants fault?

    Did the tenant have a handbook or operating manual for the appliance or were they shown how to use it? If not, it may be difficult to hold them liable.

    This ^^. We've learned the hard way that it's best to present a new tenant with a handbook outlining how various appliances work and the consequences of misuse.

    Be it the heating system, dual electric showers (only one can be used at a time), alarm system, dryer (max load, empty the water collector, clean the filter) or microwave (don't put metal in it - I sh!t you not !)- a printout of how they are to be used saves a lot of hassle. Our agency were supposed to inform the tenant of all this but we couldn't rely on their instructions so we printed out our own.

    With this in place if out tenants call us with a problem we just go through the list they were given, if a tradesman is called out we ask them - in their opinion - what the problem was and how it was caused and who caused it.

    Simplifies things !
