    Same rules apply. You own a residential property in Ireland, you pay the tax relative to the value of the property. Doesn't matter if you live in the UK, China or Kenya - you still have to pay it.

    Not trying to burst your bubble but if you had this arrangement in place between 2009-2013 you would also be liable for draconian NPPR charge (since most Irish people abroad will never have heard of it), which is hefty if you haven't paid but will be much, much worse if you leave it any longer.
