    I am in the process of buying a house pretty much off the plans in an estate, was shown around the show house and was also shown around another house of builder finish (how my house would be finished) walls painted doors in the usual.

    Included in the house is an insert stove, a really nice stove that in my option was the main feature of the sitting room.
    The auctioneer even told us that they changed the stoves from the first lot because they were wood pellet and having trouble with and so went to a wood burning stove, the one we were shown.

    Something like a flat screen tv inserted into the wall, not touching the floor more or less (cannot insert link)

    Upon visiting the house today as it is nearly finished at this stage, I saw a totally different stove in the sitting room, a normal insert stove ( Boru 400i to be exact) this is not what I believed I was getting nor even told about, I asked to plumber about it and he just told me that is what the builder told him put in.

    Now I do know that the estate was build five years ago and maybe they don't sell those exact models now but how can he install a totally different stove without even a phone call to let us know?

    That was the main selling point for us because it really set off the sitting room, now it just looks like every other insert stove if you get me.

    Were do I stand ?
    I haven't confronted him about it yet, is he allowed just do that without even telling us ?

    What is written down regarding the stove in your specification received as part of your contract?

    In the specification it just says Fireplace; Stove to be fitted.

    To be honest if the stove that should be in situ was the main selling point of the house it is going to be very difficult to make comments that may be of benefit to you, other than advising you to do a search for the dealers of the stove and finding the address's at which they were delivered and buying onecof those houses.

    On a serious note if it just said stove you are stuck with it, though it would be a very foolish builder who would allow the sale of a house to be thrown up over the choice of stove

    Go and find the stove of dreams and price it. Then find out the price if the installed stove. Armed with that info go talk to the builder. You might find middle ground thats acceptable to both of you.

    I understand what you mean but have to see it from my point of veiw there are loads of house out there very similar and the stove for me (along with other points) made this house stand out from the rest and now to find out that its going to be just like the others is quite off putting from my presoective.

    Even if he had the decenty to in from us of the change in stove maybe we could have found a comprising stove for the same value.

    Some builders do not realise that the Tiger died some time ago and still have the old habit of "take it or leave it". Talk to him and let him know your grave concerns.
    Unless he is a fool he will see your side of it. Make sure everything else in the house is to your satisfaction.
    As an aside some stoves require a different size of a flue so it may not be as simple as just exchanging the stove

    Quite frankly if the builder skimped on something like a stove which lets face it is a selling point in houses these days, to walk into a house and see a rolls royce of a stove that the builder is proud to show off, and then to end up with a morris minor, then i would be concerned about things that cannot be seen so easily.
    Some of the other posters on here seem to think that this is not such a serious problem, i thought the idea of a show house was to let people know what they would get for their money, their can be as much as a thousand euro between one stove and another, especially the cassette type stoves and a normal insert one.
    The builder knew exactly what he was doing, you are dead right to feel let down big time by this builder, lets hope the things you can not see in this house are done to right standard, because of that alone i would get a second opinion about all the other things that a builder can skimp on when building a house.

    The OP had not entered into any dialogue with the builder before posting so the question of being let down had not yet entered into the situation.
