Land rented out - person seeking large reduction re GLAS scheme

    We had 40 acres approx rented out to a lad for the last 5 years. He was getting payments on the land on the reps / follow up scheme and keeping it in condition as required. We we getting 120 / acre per year.
    Now as another 5 year term approaches, he says its only worth over half that to him as he is at the limit with the GLAS scheme funding on his own land.
    How much should land such as this be worth.
    Good quality silage ground with 20 acres sand banks

    What part of the country is this? Is there a big demand locally for rented land?

    Mayo.

    Wouldnt be huge demand. Lots of farmers with 20 to 30 acres.

    Without knowing the full details it seems to me he is chancing his arm. Good quality land in any county should make 120 no problem. Tell him you were on to an auctioneer and he told you he has a few lads on his books mad for land but you would like to deal with him as he is local but the price has to be right. Can he winter on those sandbanks?

    Yep he has the cattle out in the banks all winter with free to him mains water supply there too.

    Like having a free slatted shed with none of the problems or slurry. You don't know how good he has it.

    Be careful he is not suppose to winter out on costal sand banks, could cause lots of problems as they are classed as sac areas.

    Im sure it is worth less to him now REPS has ran out and maybe he is being a realist when telling you he cant pay as much as he was but luckily for you plenty of people will pay well over the 120 an acre for ground with winterage .I'm sure if you tell him that he will keep paying the normal rent .
    Just beware if you get someone new paying more they may not look after it as well as the fella that was in REPS .

    Were you allowed to outwinter on land thats was in REPS ?

    We don't Farm so don't know the ins and outs of it but yes he had Cattle on it all winter, just dropping silage bales at them. It doesn't tend to tear up though so maybe that's how is allowed.

    Dad has one piece of privately owned SAC land and he sold the cattle when he joined REPS3. AFAIR I believe he would have have to put up housing for them. But, that comes with the warning that the land type was nearly as far away from sandbanks as you can get.

    I get where he is coming from with the regressive payments from REPS to AEOS to the borderline pointless GLAS, but that's not really a concern for the owner of the land.

    I don't know much about renting, I'd find out how much the land is worth for renting on the open market first, then bring into consideration how good or bad a tenant he is, as in taking care of the land or just abusing it as a handy spot to dump cattle for the Winter, then make a decision.

    To be fair, fantastic tenant, no messing with payment and keeps it in order. That's the only reason his offer is even being considered.
