Accessible Toilets for Bars/Pub rennovation

    Hi all,

I'm a young architect looking to help my aunt out by upgrading her existing bar facilities. I'm only beginning to get to grips with TGDs etc so hopefully someone can help with this more technical questions.

The bar is a small, old establishment with absolutely no room to extend due to public roads on either side of the bar.

I was looking at reorganising it internally and we're looking at putting in an accessible toilet but I'm finding it hard to work everything into it. The building is under 200sqm hence it qualifies for the smaller version of the accessible toilet (1.5m turning circle). However, with the amount of clearance required outside the toilet, it's actually taking over so much valuable space.

I'm aware of other bars in the area that have recently upgraded their facilities with 'accessible toilets' but there's no way the meet the requirements of Part M in any shape or form in terms of lobbies, turning circles etc.

So my question is, what allowances are there for circumstances where even the minimum requirements are just not realistic. At the moment, the amount of storage space being lost to even come close to meeting the requirements doesn't even make the whole upgrade worth while as she would end up having less space where she wants it just to have this accessible toilet.

Any thoughts would be greatly appreciated.

    B

Approach your local Building Control Officer and talk to them about a relaxation of Part M. Most people could/would ignore the issue so it's nice to see people actually trying to make the effort.

We always have time to help people that approach us here in Dublin.
