fire safety regularisation certificate.

    Hi guys i'm looking for some advice. I'm in the process of buying an apartment and to make a long story short the original fire cert was invalid as the heating system the builder installed was gas but the fire cert was issued for storeage heating. Now the vendors solicitor has sent an up to date fire safety regularisation certificate, which has 4 conditions in it. My question, is the fire safety regularisation certificate the same as a fire cert and if it is why are there conditions attached. Thanks for your time.

    The regularisation cert is applied for if you alter from the previously granted FSC. Did you check if the conditions of the Reg Cert have been met?

    Hi kceire thanks so much for your reply. I haven't been able to check if the conditions have been met yet, but I do know one of the conditions was to put a velux window in the hallway that is connected to the fire alarm, which they have done. So if the conditions are carried out does a regularisation cert have the same standing as a fire cert i.e. meet requirements for insurance and for renting? And should the Council inspect the apartment block again to make sure the work has been carried out before I purchase. Thanks again.

    Regularisation certificate has the exact same standing as a regular fire certificate. The only difference is that a regularisation certificate is sought retrospectively after work is done.

    Note that while there may be conditions attached to the regularisation certificate, the works also have to comply with the drawings and documentation submitted with the application. This should obviously be checked by a suitable building professional
