Timber-frame and new building control

    Mods, I know there is a section for the new building control, but I thought this may be a more general question for construction. But if this post is deemed to be in the wrong section please move it.

    What would be the story be with a one off build using timber-frame where the timber-frame company comes in and erects the frame, all insulation and air-tightness, hrv, roofing, etc. Then the builder comes in and builds the outer block and does the rest of the contract. Can you see there being a big issue for the certifier (architect/engineer) and the contractor (principle builder)?

    Can you see this approach working, or is it a big no no and are we potentially at a situation where timber-frame is out of the question unless the company are offering turn-key?

    There is no issue : tf company just certifies is own work - no different than any other trade certifying it's, whether carpentry, hrv or other.

    The timber frame is simply one sub contact, albeit a significant one.
    So the building contractor is still the building contractor.

    As Syd says: whoever is the main contractor. They will after all, have had to put in foundations etc, so they'll be onsite early and will have had to be part of the commencement process.

    Thanks guys for clearing that up for me. I've just had a price back for high spec timber frame and wasn't sure how it would work.
