Shell and Core Office - Fitout

    Quick question: Does an existing Shell and Core office require planning permission for its fit-out. The S and C building is 2 years old and a purpose built office block. There are no external or roof modifications. Purely an internal fit out. THanks.

    Have professional review planning, Dac & fire cert. You need to be confident that conditions/ stipulations have been met and won't be affected by the fitout. But typically no planning is not required assuming the above don't through up anything

    It always requires a fit out fire cert. Which will require an SI 9 CN

    Possible D.A.C. required for the layour opun occupation.

    Commencement Notice or 7 Day noticed required.

    Will SI9 occur as there is no commercial extension to the building, just fit out?

    when a Fire Cert is required doesn't that de facto mean compliance with SI9?

    ie works to which the second schedule of the building regulations applies.

    Yeah sorry, meant would he have to go with AC etc or only the short form of CN? (I know, i should know this :))

    i think its a clear case of assigned certifer required.

    Good thing the BCO's in Dublin are not involved in the admin side of things :D

    so your saying that the decision as to whether or not SI 9 applies is NOT made by BCO's??

    We have no input into the validation process. By the time the files come to a BCO, they have been accepted and validated. I thought that was the norm. The technical side and the administrative side are separate processes.

    Obviously we don't ignore each other and we go to each other at times to get some answers etc
