Own a house in Ireland, leasing it while I'm abroad. Tax?

    Hi,

    I own a house in Ireland. I'm going to be moving abroad and leasing the house to tenants.
    I won't be resident in Ireland for income tax purposes.

    So what's the situation on the rental income? What do I have to pay?

    If you are non resident, you wont be able to claim any tax credits, therefore you will have to pay tax at 20% on all income up to your standard rate cut off (€36,400). USC will also apply. The tenant will be obliged to deduct 20% from the rental payments and remit this to Revenue. You receive the 80%. This can be avoided if you appoint an Irish agent to collect the rent.

    So if there's an Irish agent collecting the rent, then what? What taxes apply?

    Hi

    Income derived from an Irish Property which is situated in Ireland will always be subject to Irish Tax irrespective of where you reside. You need to complete an Irish Tax return and return the Irish income tax due on the rental property.
