I have land both leased and rented with entitlements. I have had this land 6 years.
Now the owners have to sell or gift the Entitlemens.I have to pay this years rent and buy the entitlements ,I know that i will own the entitlements but I cant see the landowners taking less rent than when the were letting with entitlements.

There's two cases of that around here, one's still being negotiated but one has dropped the rent by the equivalent of the 5yr loan repayments on condition that the tenant offers the entitlements back to the owner at the end at the same price. Owher wants them for his son.....complicated I know...but an option

I have seen so many different pieces of advice on this , I don't know what to think.

Does anyone know will the entitlements be devalued each year from now on ?
Will they even exist in 5 /10 years time ?
If I sell my entitlements can I buy some back in a few years ?

Because I had my land rented out last year they tell me I won't have entitlements next year.

    All opinions are welcome

If you did not submit a form last year you cannot activate entitlements in the new scheme .You will have to gift or sell theese
