Converting our internal garage

    Hi guys.

    We have an internal garage in our house. It is on the ground floor (obviously) and has bedrooms above it. A hallway links the garage to the rest of the ground floor. It is 35 square meters in area.

    We wish to convert it into living space. We hope to replace the 2 double garage doors (at the front of the house) with glass, and to put in patio doors at the side of the house (replacing one of the windows in the garage).

    I'm wondering if we will need planning permission for this. I have done some reading but cannot find any example that is similar to our own.

    Any advise would be greatly appreciated.

    Generally, I would have thought that you don't require planning permission (assuming you are not in an architectural conservation area).

    The best option is to call the local authority and speak with a planner for your area.

    I am afraid yes you do need planning, on two counts:
    1. You are changing the front elevation of your house (As I understand it from your description)
    2. You are also changing the use of part of the building which was garage space to habitable rooms

    I would advise you to get a professional to do up the drawings required and get planning, because if for whatever reason, you were forced to sell, this could cause a problem in the future.

    1. most councils would accept alterations from a garage door to a window to be intrinsic to a "garage conversion" and therefore still within the exempted catagory

    2. does not require planning permission once attached. see above and refer to part 1 here
