Ceiling - Metal Frame or Timber Frame

    I'm at the stage of ceilings. I'm wondering if those that have gone before me might be able to tell me the pro's and con's of the Metal Frame versus the Timber Frame suspended ceiling.

    I'm also wanting to drop the ceiling over the kitchen island and put a dropped ceiling in the living room that would hide a rope light.

    How many quotes have you got? What was the cheapest option? What kind of depth of ceiling void are we taking about?

    No quotes to date. I'm hoping that the lads that do the ceiling can advise on how best to do the rope light work - I'm thinking its common to do this ?

    Currently pricing similar to yourself and initial feedback is that theres not much difference either way - generally a preference for metal system (i have a 150mm void) due to speed of installation and light weight to work with. Also if you have MHRV ducts running in there (i dont) or Drainage pipework the MF system is less 'bulky' so should allow easier routing of services...

    The advantages of the metal framed ceiling over timber are many.

    Metal ceilings are dimensionally stable - they do not rot, warp or crack and nail pops are eliminated. The ceilings are installed using laser levels and are easily kept level - timber is very hard to keep level when installing.

    The void for HRV etc can be easily made with metal - not so easy with timber. Cables can be fed across the void easily - with timber the noggins may need drilled individually.

    Waste is minimal with metal and the sheer speed is a big plus (i installed 205 square metres on saturday past in 8 hours with 2 lads helping me).

    Bulkhead details or light box details are also easily made using metal.

    I priced both, MFCeiling himself came in cheapest wiht the metal suspended ceiling. 3 years later..no plaster cracks, no nail pops...nothing...perfecto...
