survey on house query

    I got a survey done on a house that i am interested in buying..
    The structural engineer said the following

    1.Pressure gauge on the boiler is reading zero bar.This should be around 1 to 2 bar.Therefore it would appear to have lost pressure or has been poorly maintained.The boiler was installed c.2006.It is a standard boiler.

    2.There is a gas fuel effect fire in the living room.Engineer states there is no stainless steel flue liner fitted to the fireplace.This is recommended for this age of property.The house was built in the 1960's.

    3.There is a damp stain to the ceiling under the first floor shower .I suspect this is due to the weak seal around the shower.

    Can someone give me a rough estimate how much it would cost to fix each of these please and if they are serious problems or not?
