Extension and neighbours

    To keep it short and to the point, I'm planning on building an extension to the back of my terraced house just under 40m2.

    I tick all the boxes in regards to conditions allowed for an exempt extension ( under 40m2 ) such as the one planned.

    I have a couple of neighbours on one side where the shape of an 'L' is the layout if the x3 terraced houses, mine being at the top of the 'L', one house at the corner of the 'L' and the other neighbour at the base of the 'L'.

    I approached the x 2 neighbours recently in seperate occastions, the guy at the base if the 'L', is ok about it but the guy at the corner has expressed reservations as my proposed extension will clearly block light to his already small back garden.

    Now heres the thing, the guy whom said he wasn't too happy is moving out in a few weeks and intends in renting out this property.

    My question is if I go ahead and build, keeping within all guidelines of an exempt extension, can they legally have any comeback to me.

    Well, if he has a basis for objecting to the extension on the grounds that it blocks the light to his property, he doesn't lose the objection by moving out. He has the objection becuase he owns the property, not because he lives there.

    How well-grounded his objection is is another matter, of course.

    Seek the advise of a planner or apply for planning permission. You can apply for PP even if the development is technically exempt.
