Probate valuation by sworn affidavit

I am making a personal application for a Grant of Probate. There is a property greater than one acre. For this property I must get a valuation by way of a sworn affidavit. This would seem more than just a straightforward Estate Agent's valuation. Can anyone tell me how I get a valuation by sworn affidavit? regards
