Architect or arch technician?

    Hi all
    I'm looking for a bit of advice. I'm thinking of getting a one story house extension at the back of my 3 bed semi-D.
    Approx size is 25 square metres so planning not required. It will include an open living space with kitchen, dining & kids play area.

    I'm looking to get an architects drawing so I can give to the builder and also to get a full appreciation for the finished product before it starts.

    My question is
    Do I need an architect or will an arch technician be ok?
    Also any idea roughly how much this will cost?

    A good technician is perfectly able to do a job like this.

    As with everything there are good architects and some not so good. Same goes for techs.

    An idea is to ask someone you know who got something similar done and ask for a reference. If they were happy maybe ask them who did it.

    Does anyone know can you build on top of existing ground floor extension built in 2005. I want a bathroom upstairs.

    Of course you can...subject to investigations that the foundations can carry the additional loads (of the additional walls, floor, etc.) and possibly/probably subject to obtaining planning permission.

    Nobody on here can answer 'yes' to your query. You need professional advice.
