Question regarding information contained in land registry folio

    Would a land registry folio for farm land provide information regarding water supply from a well on the land?

    A valuation has just returned from an auctioneer with detailed information about water supply, just wondering if this info is detailed in the folio?

    No-one seeking the valuation has provided this info so I'm wondering how auctioneer could have gained this knowledge. The land in question has never been on the market and no valuation has been done in almost a decade. Thanks!

    Details of wayleaves etc to Wells can be included on folio as well as well locations on the folio map
    You can look up land direct, pay 5 euro and get an electronic copy of the folio.

    Cheers Mick, just got myself a copy of the folio there! Didn't stump up for the map though, just the ownership burdens and particulars details. No mention of water supply anywhere there.

    I'm just curious though regarding the map. Could an auctioneer tell from a map that the well serves only a portion of the property and not other parts?

    Would this be inference on his part based on the well's location as the walk around the land was less than extensive..

    That was what I thought.

    It's highlighted on the valuation as a sort of negative. It feels a bit sus!

    I get the feeling that you believe someone has been having a word in the ear of the auctioneer to sway the valuation in their favour?

    The maps are incredibly basic, you won't find detailed information about anything other than the type of title and the extent of the boundaries (which they don't guarantee anyway)

    So if the boundary details are not guaranteed in the folio/map where are the definitive legal boundaries documented? (Deeds?)

    No. The entire land registry system operated here is a 'non conclusive boundary' system. It Basically means that the land registry are not required to physically point out a boundary.
    All mapped boundaries should be based on physical features / boundaries.
    In any event, the maps are greatly improved in recent years.

    Hi lads, all seems legit. The information was provided by another family member as part of the earlier valuation nearly a decade ago (.....done by current auctioneer's now retired father). The auctioneer had said he had no file for the earlier valuation but has found it since.

    My paranoia may have let me down on this occasion, but that's no reason to start trusting anybody, ever :D

    I'd have to take issue with this. There's no topographical detail on the digital maps and there are still quite a few errors regarding plan numbers etc. Obviously the old OS maps were in some cases almost unreadable through overuse and poor storage, but they contained more (and better) information.
