Selling your home without an estate agent?

    Has anyone done this successfully - I'd love to know if it was worth the money saved and whether it was a lot of hassle?

    This depends really. I am sure a few people do it but say an agent charges 2% of closing price, are you confident you can sell your house for within 2% of the price they can get for it?

    Best take an example here. Say an estate agent sells a house for €200k and they get 2% in fees so they get €4k and you get €196k. Are you confident you could sell the house for €196k or better? Consider you would also have the extra stress of dealing with buyers, organising viewings, offers, etch. Do you have more confidence in your abilities to sell a large value asset than estate agents who are specialised in this area?

    I get what you're saying - i really do but I remember the estate agent who sold us our first home and he was hopeless. I didn't buy it cos of him I bought it despite him!

    I have never really come across a good estate agent - they just open the door and show the rooms. And then lie through their teeth. Is it really that difficult?

    OP you can certainly market! advertise and sell your own property! there are even a few Irish based websites dedicated to it.

    Probably the best way to go about it is to hold one or two open viewings, advertised on Daft and/or local print media.

    One pitfall you should avoid is to get emotional about the price you set. Your home is your home and is naturally worth more to you than it is in the eyes of a stranger who has just walked in the door. Luckily we now have the Property Price Register so you can see what similar houses in your locality sold for which should help you set a realistic value for your own place.

    I wouldnt see the point of it. Selling fees are quite low now. A lot of estate agents have a list of clients actively looking for a house. There is no guarantee that a potential buyer will find your house. Estate also know how to sell a home and act as a barrier between you and the buyer. If a buyer has a sensitive question, the estate agent can avoid it. Where as you have to ask it. The best example being a property developer had his house repossessed. His wife stood up in the auction and told everyone the windows are **** quality, the heating never worked properly and is about 200k to be replaced, their pool is leaking etc. You wont be able to dodge any questions that could lower the value of the house
