Thoughts on upside down house

    Currently gutting an old mid terrace, and building 2 storey extension. The plans are conventional; livingroom kitchen loo downstairs, 3 beds and bathroom upstairs. After knocking the stud walls upstairs however, I now see that I have a fantastic potential space here for an open plan living area (leading to kitchen & loo in upstairs extension).

    Obviously this 'upside down' living would not suit everybody, and there are disadvantages to it. We could go with the plans as they are, but the dark front livingroom is a long way from the kitchen, so would probably be underused (door to the livingroom has to stay where it is unlike in the plans).

    Also unlike in the plans, we've decided it's not structurally sensible to knock down either the wall between livingroom & hall, or the upstairs back wall.

    I'm aware of many of the pros & cons of upside down houses in general, and am aware that it may affect rental prospects.
    I'd be very interested in feedback.

    Your renovating to rent or sell? So Why not invite a few auctioneers around, they'd be best placed to tell you what will rent for the most bucks.
    If it's design advice you want, why not get a local arch to meet you in the gaff, take your ideas and talk to through your options.

    We live in an upside down house (rent). 3 beds, 1 ensuite and main bathroom downstairs, up to kitchen, living/dining room and another room - could be dining room - we use it as a computer/music room for teens. Up to 3rd level, attic conversion which we use as an office.

    It modern, bright, and we love it. Hope that helps :)

    I'll be looking to rent it out, and yes I'm planning for an auctioneer to see it.
    However the 2 building contractors I've spoken to are recommending the upside down option. Primarily because they don't recommend interfering with the existing thick walls, and because of the lovely upstairs living area it would create.

    Possibly my biggest concern in changing the design, is that the rear of the building would look different from the plans - i.e. there would be an upstairs external door leading down to the garden- am I drawing a lot of trouble on myself by doing this?
