    Hi all

We are at the stage of buying tiles for our new build. I have gone for tiles that are roughly €19.99 per sq/yard and bill coming in at €5.5k including adhesives, grout etc... Husband going mental! The tiles are lovely and thought I was going for mid range stuff but am I aiming too high?? Should i be looking at tiles for about half that price and are they any good? Seems like a lot of money to pay for tiles :( would love to hear what other people have done!

Its a lot of money but its a big area so id advise sitting the husband down a giving him a stiff drink before you break the news.

    Hi Defrainer
That is a lot of tiling. There are some great bargains out there at the moment. Especially for the quantity you require. It would pay to shop around and I know a pain in the neck.
Consider the area you really need to look perfect first. Then look at the rest of the areas and see can you go a little less on fashion, It's amazing when you break down the areas and see what you really want to do with it can save a few €.
Just make sure if you do come across a bargain make sure your quantities are correct and you allow ample for cutting/breakage.

Shop around and haggle. Let the tiler pic up the tiles at trade price and claim vat back. Make sure everyone is tax compliant, and you get to claim the new tax allowance for home improvments.

You cant get the vat money back for 2 years though.
I was speaking to the builder last week that built our house, and he said that all this new home rennovation scheme has done is push up prices,so you are not really getting vat money back,as you are now paying more than you would have done pre home rennovation scheme.
Also to claim back the vat,the homeowner must also be fully paid up on the LPC and HHC charges.Revenue will take it off you, even if you are off by a few euro.If the homeowner owes Revenue any taxes from their previous years wages, then Revenue will take it off you this way too. This scheme is a very sneaky ploy by Revenue when you look at the very fine details of it.
On that basis this scheme may not be for everyone.

the new tax allowance for home improvemnents is vat related.

It is a big space but €3,500 is also a big price- have you tried one of the online tradesmen sites that will give you a good few quotes and then you can at least compare ?
