Renewal of Part 4 Tenancy

    Hi all,
    We have been renting a place for the past 4 years, we signed a 1 year lease in the first year and have been on a part 4 since then.

    The 4 year anniversary of moving in is approaching and our landlord has now requested that we now sign a new 1 year fixed term lease.

    I understand that a part 4 runs for 4 years but what is our status now? Do we still have the same rights as a part 4 (particularly the ability to give notice as the year progresses?)

    I have had a look around but cannot find a definitive answer.

    The main issue is that for the next 6 months you can be asked to leave the tenancy for any reason (with 112 days notice). Other than that nothing really changes. Signing a 1 year lease gives you some protection againtst this, but obviously restricts your ability to leave during the year should you want to.
