    Not looking for legal advice, just personal exp.

    Tenants did a bunk with no notice. Left the place a tip and short a months rent.

    They were on a yrs lease and everything was fine at the end of the first yr. They asked to go on month by month at that stage as they were building their own house and werent sure when they would be leaving. Now they are saying that because they didnt sign a new lease theres nothing we can do???

    Im thinking that the original lease stands???

    The house needs painting in everyroom, all new whites and theres 2 months worth of rubbish down the side of the house!!!

    Some bleedin people!!

    You have their deposit for starters, although that will be swallowed up by the rent arrears.

    Document everything, get prices for repairs and materials (you can bill for services hired but not your own time) and take a case against them with the PRTB. Even if you win it will be hard to get paid from them, but its not expensive and worth a try I guess.

    Ultimately Id just be glad that they are gone.
