Certificate of compliance vs opinion on compliance?

    In the process of purchasing a house which has extensions, house originally built in the 50's.

    I've got some opinion of compliance letters from an architect about building regulations as supplied by the seller for these extensions.

    I've just sent these to the surveyor, who in his original report mentioned some building reg issues as did the valuer.

    Are these opinion's actually worth anything? Should I be asking for a compliance certificate? Or something else?

    Should I be asking for a compliance certificate?
    with planning
    Or something else?
    best to get your own survey done

    all you'll get until the new regs come in (which wont impact your situation) is an opinion on compliance

    I guess the item I'm most interested in is an attic/loft conversion to a bedroom.

    According to the valuer, it's not habitable space and can't be used as a bedroom as it doesn't meet building regulations, and so is affecting the value of the house and I'm not sure I'd be that comfortable having someone sleep there if there's a god reason.

    He hasn't really explained why though. I've queried this with my surveyor who didn't say anything about this.

    How can I prove that it does/doesn't if these opinion on compliance doesn't mean anything?

    find out exactly what building regulation theres an issue with.... then decide on that basis your course of action.
