building regs for kitchen on 1st floor with open gallery to ground floor living space

    Hi there, we're in the process of commencing plannign for a new build, can anyone helop me with the following;

    If you want to have a first floor kitchen with a central open gallery to a ground floor living area, is this possible in terms of fire regs. From my understanding of the part B of the fire regs, for an 'open plan' layout the stairs between say the kitchen and the living space would need to be enclosed..........can you still have an open gallery between the 2 floors??

    There will be bedrooms off the kitchen on the first floor and seperately off the living space on ground floor also.

    Advice would be appreciated, thanks

    You could provide an alternate means of escape from the first floor bedrooms and negate the requirement for the access stairs to the kitchen to serve as an escape.

    I presume you mean alternative escape stair because "alternative means of escape" must be provided to first floor bedrooms regardless.

    Whatever way you go, if you go outside tgd b you must get the solution accepted by your local bco.

    Thanks for the replies, we are now looking at isolating the staircase from the open plan element which covers our means of escape for 1st floor bedrooms........
