commencement notice required?

    I got retention to retain and complete a domestic shed.
    I started building a shed but made it bigger than allowed without planning so before roofing I applied to retain and complete the building.
    I believe if I was only retaining something that no commencement notice could be lodged as there would be nothing to commence. Seeing as I actually have work to carry out such as roofing and plastering, should I be sending commencement?

    No, you have already commenced so it's a waste of time.

    No point letting building control know you have already commenced. No CN required for any retention works, but if there's any element of new build in there, then you lodge a CN for that portion.

    Ok Thats cool.
    I just though that the completion aspect of the application would be commencing. That's fair enough.
    So just for my own interest. Say I was applying to retain and compete a extension to a house and included permission to build a new shed on the same application, I would just send in commencement at the stage that I would start the shed build.

    Yea, in that case you would submit a commencement notice for the shed build only. Note that building control regulations are changing on March 1 so the process is going to be far more complex than just submitting a notice.

    Yes, and make no mention of the retention aspect, just mention the new works because a BCA cannot accept a CN for retention works.
