Land Lord obligations

    My wife, my child and myself moved in an apartment in Cork in November 2013. One month later the walls started to take in water. There was a leaking under the sink, water is coming from cracks between the walls and floors in the open space living room. Moulds is building quickly on the walls. the carpet is wet. the agent is coming frequently to the place. He and his assistant took off the dish washer then disconnected the washing machine and the sink. I keep telling them this is a structural problem. On new year eve the ceiling started powering down. The agent provided a dehumidifier which is working 24/7 since December 2013. Our electricity bill is going sky hight and without results. My wife is developing allergy and respiratory problems. We spent most of our time in emergency rooms. My son is having trouble doing his homework. We keep calling the agent who comes around and tell us he is looking into it and leave. The apartment is freezing as all the heating efforts goes because of the obvious poor insulation. The agent told us first he will bring the management company. The man from the company came and seemed to be evasive. Then he said he will call in the insurance company. The are yet to come. Sorry for the incoherence but I am doing this from under the blanket. can anyone advice me what to do next?

    State your issues in writing and give them sufficient time to remedy them, say 5 days. If the issues are not fixed, or in the process of being fixed, you can give notice to leave due to breech of LL obligations.
