How do you choose a tenant?

I've narrowed the search down to two people.

One is a professional working for a large multinational beside the apartment. He has good references (work and previous landlord) and has provided contact information for some of his colleagues. Probably late 30's early 40s.

The second is a trade qualified manager working for an irish company for 15 years. Owns a house but is looking to move closer to home. Has provided a good work reference and a letter from his bank.

At this stage its almost a toss up which one to go for

Is the guy who is working for the multinational on a contract or is he permanent? Does he seem like the type who might end up getting transferred and might have to leave on short notice?

His work reference says full time permanent since 2012. He is a non national working in a specialised area from what I can tell

If you're happy with both, pick the first on who callled or was interviewed. Does it really matter?

That has me inclined with the first lad.

This is the fairest way if they are fairly equal, which it seems they are.

Up to you then really. That was my only real concern based on what you have said; the second lad is long term employed by a company and is (on paper anyway) more likely to be the more stable candidate if youre looking for someone somewhat long term.

Sometimes in this sort of situation you just get a feeling as to which option is the right one. If one stands out to you over the other then pick them.

are they both single? or does either have a family as in wife/children?

Is either of them likely to be throwing wild parties, for example?

Both have presented themselves as single.

The second lad owns a house not to far away from where this is being rented. My only concern with him is why is he renting when he has a house close by. Could be he cant afford the mortgage. Could be he is separated from his partner.

Ahh, given that you clearly have questions about the 2nd lad, why are you even asking here?

I it's totally illegal, but I'd always take a professional foreigner rather than an Irish person. As my Irish BnB-running cousins delicately told me "We do like the foreign guests, they're so much quieter in the evenings and easier to get up in the morning".

Sad but true, especially if the non-national is from a culture where renting is the norm.

its more of a doubt. I havent a clue of the real reason why he is renting

I like engineers as well. So think I'll just go with him
