Putting a dormer into a traditional old cottage

    Hi


    We have a traditional old cottage and we are thinking about the possibility of converting the loft and putting in a dormer. Does anyone have any experience of this type of conversion ? Just looking for general input and any experience that anyone might have.

    Hey flynnboy.
    Imo your first considerations to think about would be,

    Any design changes to the house,dormer windows,velux,proximity to neighbours,requiring planning permission,conforming to building/saftey regs. Other very knowledgable members here will give you insights to these.

    What area on your ground floor to sacrifice for the stair access.This will also configure your layout upstairs.

    What is the distance between the top of the existing joists to the bottom of the ridgeboard? This will decrease in size quite a bit by the time you fit new floor joists(suspended from new structural beams),ceiling collars,insulated boards etc.

    Chimney location, sometimes in an attic conv is located in a difficult spot,design wise, and also needs the proprietary fireproofing.

    A few photos of the attic space would be good to see its make up.
