Site transfer to both names

    Hi folks. Not sure if Im in the right place here but my query is this.
    I currently own a site to the value of 75000. Its one acre and I have full planning permission with a few years to build a house on it. I am engaged but no intention to get married at the moment. My partner and I were hoping to get a mortgage later this year to build so I was just wondering what are the costs of transferring the site into both our names as Im pretty sure it would have to be in both names for a joint mortgage most of which will be based on her income.
    I understand you will have solicitor fees but will you incur tax fees aswell?
    Any help appreciated!!
