25sq Metre max garage

    Hi

    Could someone tell me if the 25sq metre max permissable (without needing planning) size of garage is measured by internal floor area?

    I was thinking of building a 26 sq metre garage and fixing 50mm insulated plasterboard to the inside walls which would make the overall floor space less than 25sq metres, do you think this would need planning permission or not?

    Pretty sure it's external. It's come up before. A search should throw up at least one thread.

    Had a look at previous posts on the matter and it does mention "Total area" of 25sq metres, bummer.

    Thanks for your reply, I've tried searching on the internet and this forum but can't seem to find anywhere where it states internal or external, have you seen "internal" on one of the plannig documents?

    I'm on my phone now but if you check the definition of 'floor area' in the 2001 planning regulations you will see its the internal measured dimensions.

    Internal measurement. But make sure the sum of all garages dont go over the 25m figure. And that you have a min of 25 Sq. M left of private space.

    It's the only building apart from the house and there is plenty of private space around the house.

    Just remember, it's the rear garden that must remain over the 25m figure.
