How much does an architect cost?

I am currently in the process of finding an architect to design a 2 storey 2450 sq ft house on a site. I know the design of house I want. I will need the relevant site testing done before submitting planning. I have a project manager arranged(family member and myself). I will need the architect to design the house first of all and then to do the site inspections to sign off during the process so I can get the mortgage funds released form the bank during the project.

I am just wondering what kind of prices I would be looking at for an architect for this whole process?

You need the architect for a lot more

Truth is Architects themselves don't know how to price this as the professional indemnity insurance providers have not indicated how and even if they will price the added liabilities.

Prices can vary quite considerably between architects. You should approach a number of firms and get an idea of what they estimate it will cost and at least then you have a number of estimates to compare. That coupled with looking at examples of their work should help you find what you're looking for. Good luck!

goes without saying that you should also factor in what the architect is like for you in terms of design

Got 5 quotes last year in the west for the full service (drawings, planning, tender pm etc) all broke the price down slightly differently but ended up at about 6% of build cost. Its a lot of money and still a work in process but wouldn't build without an architect.

For the time and effort they are putting in they are better value than the other professional fees that are needed.

first off I would see if your allowed build
what is the land zoned for
    what county are you in
